Frequently Asked Questions
General
Riviera Home Watch & Warranty is a professional property monitoring and repair management service designed for homeowners, investors, vacation property owners, and seasonal residents throughout the Riviera Maya. We provide scheduled property inspections, detailed reporting, repair coordination, emergency response services, and a 12-month warranty on qualifying repairs managed through Riviera.
Once you become a Riviera Home Watch & Warranty member, we guide you through a simple, structured onboarding process designed to ensure we understand your property, access requirements, emergency contacts, and service expectations before your regular Home Watch inspections begin.Step 1 — Choose Your Membership
Select and purchase the Riviera membership that best fits your property and level of protection through our website.
Step 2 — Welcome & Onboarding Email
After joining, Riviera will send you a welcome email containing your onboarding information, required forms, and instructions for completing the setup of your property.
Step 3 — Complete Your Property Information Form
We will email you a Property Information Form to complete. This allows you to provide important information about your home, including utilities, appliances, water and electrical shut-offs, alarm systems, HOA or condominium information, property-specific instructions, and other details we should know when caring for your home.
Step 4 — Complete Your Emergency Contact Form
An Emergency Contact Form will also be emailed to you for completion. This provides Riviera with your primary and alternate contacts, local representatives, insurance information where applicable, emergency instructions, and any pre-authorized spending or response limits you establish.
Step 5 — Complete Your Property Access Information
Riviera will provide the appropriate Property Access Form by email so you can document keys, gate or building access, lockboxes, alarm instructions, access codes, and any other information necessary to safely access your property. Physical keys or access devices will be coordinated separately when required.
Step 6 — Initial Property Assessment
Once the required forms and access arrangements are complete, Riviera conducts an initial property walkthrough and assessment. This allows us to become familiar with your home, identify important systems and shut-offs, confirm access procedures, and establish a documented baseline of the property's condition.
Step 7 — Establish Your Property Service Profile
Information from your completed onboarding forms and initial assessment is used to establish your property profile, including your membership services, inspection requirements, reporting preferences, emergency instructions, access procedures, and other property-specific considerations.
Step 8 — Scheduled Home Watch Inspections Begin
Your regular inspections begin according to your membership plan. Riviera inspections are performed using our documented Standard Operating Procedures (SOPs) to provide a consistent, thorough, and professional approach to every property visit.
Step 9 — Receive Your Inspection Reports
Following each scheduled inspection, you receive a detailed report containing observations and photo documentation, helping you stay informed about your property's condition even when you're thousands of miles away.
Step 10 — Ongoing Property Support
If an issue is discovered, Riviera will contact you and, when authorized, can coordinate contractors, repairs, emergency response, or additional property services. Eligible Riviera-managed repairs are backed by our 12-Month Workmanship & Materials Warranty, subject to the terms of the warranty program.
From your first onboarding email to your ongoing property inspections, our goal is to make the entire process organized, transparent, and easy—so Riviera understands your property and how you want it cared for from day one.
